A quiet place to rest your head
Comfortable, uncomplicated rooms with proper beds and a proper breakfast. Most mornings begin with mist still sitting on the water, and most evenings end with not very much at all, which is rather the point.
The Lakeside Room
Wake up to the water. A calm double room looking straight over the main lake, with its own bathroom and a chair by the window built for doing nothing in particular.
The Orchard Room
A ground floor room overlooking the old orchard and paddock. Twin beds available on request, with easy access for early starts or heavier luggage.
The Barn Room
Our largest room, set under the old barn timbers, with space for a family or a group fishing together. A quiet corner to return to at the end of the day.
Breakfast, and an early one if you need it
A full breakfast is included with every stay, served in the guest room overlooking the water. If the fish are calling before sunrise, let us know the night before and we will have something ready on your way out.
Coarse fishing
Two lakes, quietly stocked
Willow Lake and Reed Lake sit side by side across the fields, well spaced and well stocked, with day and session tickets for visitors and residents alike.
Willow Lake
Our larger water, holding carp well into double figures alongside bream, tench and roach. Generously spaced swims mean you are never fishing on top of the next peg.
Reed Lake
A smaller, quieter lake favoured by match anglers and anyone after a peaceful few hours. Roach, rudd, perch and skimmers keep the pole busy from morning to dusk.

The setting
Out in the Devon countryside
Upton Lakes sits quietly in the fields near Cullompton, in the Culm valley, with Devon's coast, moors and cities all within easy reach.
The lakes and paddocks are shared, gently, with a resident flock of peacocks, ducks and geese, and the occasional heron working the near bank at dusk. The River Culm runs close by for an evening walk, and Killerton, the National Trust house and gardens, is just a few miles down the road.
Cullompton itself is about a mile away, with pubs, shops and a chip shop for evenings you would rather not cook. Exeter, Tiverton and Honiton are all a short drive out, and Dartmoor, Exmoor and the Blackdown Hills are within about an hour, should you want the car for a day.
